A garage conversion is worth comparing with an addition when the existing location and structure can support the room you need. An addition is worth evaluating when preserving parking, choosing a better location or avoiding extensive garage corrections matters more. Compare both against the same finished-room brief; retaining a roof and walls does not automatically establish the lower total cost or better result.

What are you actually trying to gain?

Write the daily-life problem before choosing the building method. “A quiet place for two people to work,” “a bedroom and bathroom for visiting family,” and “a larger gathering room connected to the kitchen” imply different locations and layouts.

For a living-space conversion, ask whether the garage sits where that room should logically be. If it is reached through a narrow utility corridor, the circulation changes may matter as much as the new floor area. For a guest suite, think about privacy, night-time access, bathroom location and the arrival route.

Define the minimum acceptable outcome for both proposals: functions, furniture, comfort, storage, access and finish level. Without that common brief, a basic converted room and a larger custom addition are different products rather than competing prices.

What makes the existing garage worth retaining?

Begin with condition and fit. Is the roof serviceable? Are there signs of structural movement or water entry? Can the former door opening become a well-detailed exterior wall? Is there room for the proposed floor and ceiling assemblies? Does the layout still work after partitions, equipment and storage are included?

If several major systems need replacement, obtain a coherent alternative price. Do not continue adding isolated corrections to a conversion estimate simply because the first sketch used the garage. Conversely, an otherwise suitable garage should not be rejected solely because a generic addition photo looks more spacious.

What is the cost of losing garage functions?

List everything currently supported by the space: vehicle parking, charging, tools, bicycles, weather-protected unloading, freezer, storage, utility equipment or hobbies. Decide which are essential and where each would move. Include the cost and approvals for any replacement arrangement in the comparison.

A hypothetical owner might compare a garage office plus paid storage with a smaller addition that preserves the workbench and parking. Another may rarely park inside and find the conversion a better fit. Those are different preferences, not evidence of a universal resale outcome.

Ask the relevant authority about parking and site requirements for the actual proposal. Do not infer that retaining the building footprint means parking, zoning, historic or other approvals cannot matter. How do you compare budgets without false precision?

Use the same work categories and finish assumptions. Include design, approvals, demolition, structure, enclosure, utilities, finishes, site restoration and closeout. For conversion, add relocation of garage functions. For addition, add the proposed site and house-connection work. Mark unknowns in both estimates.

Try a simple hypothetical area comparison before evaluating any per-square-foot figure. A garage may contain 440 measured square feet before new partitions and built-ins, while an addition concept provides 360 square feet of finished usable room. Dividing their totals by those different definitions obscures the comparison. Have the designer provide the same area definition for both and assess how much of it supports the intended use.

Which option causes less disruption?

Ask for a construction sequence tailored to the occupied home. Identify the temporary boundary, access route, dust-control arrangement, utility shutdowns, material staging and the point at which the new space connects to existing rooms. An addition can keep some work outside for a time but still require a disruptive connection. A garage can provide separate exterior access but may sit beside a heavily used kitchen or bedroom.

How should you make the decision?

Score each option against the same priorities using words such as strong, acceptable and unresolved. Separate known findings from assumptions. A serious unresolved constraint should prompt investigation before a weighted score makes the choice appear settled.

Choose a direction after you can explain why its location works, what approvals are needed, how the structure and utilities will be handled, where displaced functions go and what the comparable scope costs. Keep an alternative if a consequential unknown could reverse the decision.
